FIRST STEP

  • Valuation & Marketing

  • Prepare marketing details

  • Advertise on our own website and leading property portals

  • Produce newspaper advert

  • Erect To Let board

  • Accompanied viewing by Daniel Paul's staff

  • Regular feedback to landlord

SECOND STEP

  • Daniel Paul's responsibilities

  • Collect holding deposit

  • Request tenant referee information

  • Confirm terms of offer to tenant and landlord in writing

  • Qualify references

  • Draw up tenancy agreement

  • Collect first months rent

  • Collect tenancy deposit

  • Provide details to the tenants for future rent payments

THIRD STEP

  • Tenants responsibilities

  • Supply referee information to Daniel Paul Residential

  • Organise bank transfer or cash payments

FOURTH STEP

  • Landlord responsibilities

  • Obtain necessary gas and electrical certificates

  • Sign Daniel Paul's terms & conditions of business

  • Supply sufficient keys for all tenants

  • Approve References

  • Sign contracts

  • Supply up to date and accurate inventory

  • Ensure the property is clean tidy and ready for occupation

  • Register the tenancy deposit with an approved government scheme

  • Provide up to date EPC certificate prior to marketing

FIFTH STEP

  • Daniel Paul's final responsibilities

  • Completing the tenancy

  • Tenants sign contract

  • Daniel Paul send standing orders to tenants bank

  • Tenants pay balance of first month's rent & agreed deposit

  • Tenants attend check in with inventory clerk

  • Landlord signs tenancy agreement

  • Transfer rent and deposit to landlord less Daniel Paul's fee

  • Copies of documentation issued to both parties

  • Daniel Paul notifies utility companies of meter readings and change of tenants

  • Tenants confirms with utility companies meter readings and contact details
