Dear Landlords, we have our own in-house management team and offer the following services: 

  • Finding professional tenants (families, corporate, couples, sharers etc.)
  • Undertaking References (including credit check, employer, landlord and bank references)
  • Drawing up a Tenancy Agreement
  • Arranging an Energy Performance Certificate
  • Arranging a Gas Safety certificate
  • Registering tenants for all utility bills
  • Free inventory for the landlords, supported with pictures
  • No add-ons to any maintenance invoices
  • All expenses first approved by the landlord
  • Small repairs carried out without charge to the landlords
  • Registering Tenants Security Deposits free of charge
  • Our commission fee is 12% + VAT deducted from the monthly rent

Property Management

As one of West London's most respected residential letting agents, we pride ourselves on our long established management department. Our own in-house management team are based in Shepherd's Bush alongside our busy lettings and sales office.

Instructing Daniel Paul will offer you a professional service, that also ensures you will meet all the current legislation required. You will receive personal service tailored to your individual needs. You will have your own point of contact for the duration of the tenancy including contact details and e-mail, to respond to any issues both promptly, and professionally. Your point of contact will carry out routine inspections with written reports and photos, negotiate contract extensions, organise utility accounts, agree inventory reports, annual gas safety certificates, as well as attending to the day-to-day maintenance and repair issues. Long standing relationships with local contractors ensures a competetive price and a speedy response. We can also advise on full refurbishments, and decorating needs. 

Our full time Management team will monitor rent payments and issue monthly statements by email, or post. We will organise payment of ground rent and insurances, and our fees are deducted monthly to spread your costs over the course of the tenancy. 

All our staff are fully trained, and we are members of the following:

  • NALS (National Approved Lettings Scheme)
  • LRS (London Rental Standard)
  • TPO (The Property Ombudsman)
  • TDS (Tenant Deposit Scheme)
