Rent Growth Slowed in 2025, Says Goodlord Index

According to the latest Goodlord Rental Index, rental price increases across England cooled significantly in 2025, ending the year with a smaller-than-usual rise. 

In December 2025, average rents were £1,214 per property per month, about 2.4% higher than in December 2024 — a modest annual increase compared with earlier in the year. 

That yearly rise is notably lower than the 4.6% inflation seen in January and March 2025, and also quieter than the 3.3% annual rise recorded in December 2024

On a month-to-month basis, rents fell by around 2.5% in December, hitting the lowest level since March 2025, reflecting weaker seasonal demand during the traditionally slow winter period. 

This cooling suggests that while rents are still rising year-on-year, price pressures eased toward the end of the year. With rental inflation starting to pick up again late in 2025, the market may see further movement in 2026.
